Ken English running for Tuxedo Town Board position. Invitation to Town Board Meeting September 11th – Tuxedo Farms Development Presentation

Esteemed neighbors and NTRA members:

I’m writing to share with you a recent posting from the Photo News that formally announced my run for the Tuxedo Town Board position being vacated by Clifford Loncar. I hope to represent our northern area of town and also gain a wider awareness of issues that we share as a small town spread out over a large area. More to come as the election draws nearer. I welcome any questions and offers to meet with you.

Additionally, and of immediate concern, is the developing Tuxedo Farms PID (Planned Integrated Community) which is expected to double the population of our community over the next 10 to 15 years. This project has broken ground after more that 25 years of starts and stops.

The project has potential benefits, that were described in an October 6th, 2015 NY Times article. The two benefits that resonate with me are the potential to attract families to purchase single-family homes and increase the enrollment in the Tuxedo School District as well as building new residences that are at a price point that would be tax positive. The second would be attracting businesses and the proposed high-end YMCA that would add needed tax revenue and a fantastic recreational facility that the whole town could benefit from.

Recently, related, the owner of the property and developer, has requested waivers to the agreement that adds possible concerns to meeting the objectives that seem most beneficial to our town. There will be a Town Board Meeting this coming  Monday, September 11th, at 7:00 that will have a presentation by Andrew Dance, the builder, on the waivers requested from the Town Board. Bonnie Franson, our Town Planner, and our architect consultant will also attend. We expect an overview of the changes that have already been made. The format will allow questions from the Board and there will be a Public Comment period after the presentation.

This is a very important decision for our town and I hope that you can find the time to come out on Monday night and learn more about what’s being considered. I know our Town Board, Planning Board, and Architectural Review Board have spent countless hours negotiating this agreement and they deserve our support.

Our NTRA Executive Committee is planning our Fall Membership and recruitment meeting. I expect an announcement to go out very soon. Enjoy the end of summer.

The district expects Related Companies to live up to its agreement as approvals of the Tuxedo Farms development are predicated on payments totaling $2.5 million, beginning with an initial payment of $1.25 million upon receipt of the first building permit. The district and the Board of Education are obviously eager to finalize this matter and we continue to work with Related as the success of Tuxedo Farms will bring students to our schools. Assuming student population increases, as predicted with the Tuxedo Farms housing rollout, the costs of educating and transporting our students out-of-district would quickly become crippling. That’s why maintaining the high school – and a K-12 district — is ultimately the fiscally responsible thing to do for taxpayers.

Here are some Announcements for the Northern Tuxedo Resident’s Association.

Northern Tuxedo Residents’ Association Meeting

There will be a meeting of the Northern Tuxedo Residents’ Association on Thursday, March 19, beginning at 7:30pm at the American Legion Building, 16 Orange Turnpike, Southfields, NY, 10975 (find it on the map). Light refreshments have been provided.

We have put together a survey to get an idea of what is important to our membership. Please complete the online survey at: https://www.surveymonkey.com/XS3KXQG.

We encourage your attendance at this meeting to express your thoughts about what is important to you and what you want us to focus on! There are issues coming about that might be of interest/concern including representation on the Town Board, the Pilgrim Pipeline, Kiryas Joel Annexation in Monroe, the start of construction of Tuxedo Farms, a burgeoning effort to create a gateway/trail town of Tuxedo and the planning of future social, fun neighborhood events. We want your ideas to help up determine what issues are of greatest interest in the neighborhood!

Laurel Ridge

For those of you in Laurel Ridge, I believe you have received an updated contact list for the neighborhood. This a volunteer effort put together by some of our members so thank you Caroline Lavanar, Theodora Darling, Joann Tuttle, and Ginny Apostolides. Great work and thanks!

Tuxedo Park FYI

Just a reminder that Tuxedo Park FYI (TPFYI) is a great resource for keeping updated about town meetings. They cover planning and town board meetings and the most recent meetings cover issues related to Tuxedo Farms and the reorganization meeting, which details all the town employees and their roles as well as committee members. Tuxedo Farms Development

The big news these days is the Tuxedo Farms development. They want to break ground soon and have requested a few changes to the Special Permit. The comment period on the Special Permit is open until March 23. The requested changes are summarized here: http://www.tpfyi.com/tb.html. The Northern Tract is located in our area. Tuxedo High School – Charter School Information

As you may have heard, the Tuxedo High School (George F. Baker) is applying to be a charter school. This means anyone can choose to attend this high school instead of their district school without paying tuition (the money paid by our school taxes follows the student to the charter). Without the conversion charter application, the future of the school is uncertain. I am a big proponents of community-run charter schools in general and think that parents should have a choice in education. I encourage everyone to write an email in support of the charter school to (A form letter is available here: https://docs.google.com/document/d/1-aum7WhEhas9bwnNeZOtjamdnFyLkizg7QNQYecIzHg/edit?usp=sharing). Also, if you want to send your child to the charter school, please fill out an application by Sunday, March 15: https://sites.google.com/site/tuxedostemacademyccs/perspective-students. I have worked with charter schools in their development stage and am pretty sure that if the Board of Regents sees that Tuxedo as a charter would be able to meet or surpass their enrollment needs, they will approve the school.

NTRA Annual Meeting Reminder – Thursday October 23, 7:30pm American Legion

Hi everyone!

Just a reminder of the annual meeting this Thursday, October 23 at the American Legion off Orange Turnpike (behind the old Corner Deli and the Auto Body shop). Click here for the location on Google Maps.

In addition to the annual meeting requirements (where we must elect officers and update members about the activities of the organization) we are using this opportunity to provide some information about issues of interest to our area including:

  • Updates in regards to items brought before the town governance over the last few months, such as: Sterling Forest Casino, Watchtower request for changes to the International Paper property they now occupy, Tuxedo Farms and the YMCA, the budget deficit, and others
  • The annexation issue in Monroe, which will affect MW Central School District (Presentation by Emily Convers, Jon Allegro and Mary Hanson)
  • The possible location of the Pilgrim Pipeline

Since the latter part of this meeting is informational, it is open to the public. If you think there is someone who is not a member of NTRA who might be interested in attending, please forward this to them (and encourage them to join!). The informational part of the meeting will be held immediately after NTRA’s annual meeting.
