Esteemed neighbors and NTRA members:
I’m writing to share with you a recent posting from the Photo News that formally announced my run for the Tuxedo Town Board position being vacated by Clifford Loncar. I hope to represent our northern area of town and also gain a wider awareness of issues that we share as a small town spread out over a large area. More to come as the election draws nearer. I welcome any questions and offers to meet with you.
Additionally, and of immediate concern, is the developing Tuxedo Farms PID (Planned Integrated Community) which is expected to double the population of our community over the next 10 to 15 years. This project has broken ground after more that 25 years of starts and stops.
The project has potential benefits, that were described in an October 6th, 2015 NY Times article. The two benefits that resonate with me are the potential to attract families to purchase single-family homes and increase the enrollment in the Tuxedo School District as well as building new residences that are at a price point that would be tax positive. The second would be attracting businesses and the proposed high-end YMCA that would add needed tax revenue and a fantastic recreational facility that the whole town could benefit from.
Recently, related, the owner of the property and developer, has requested waivers to the agreement that adds possible concerns to meeting the objectives that seem most beneficial to our town. There will be a Town Board Meeting this coming Monday, September 11th, at 7:00 that will have a presentation by Andrew Dance, the builder, on the waivers requested from the Town Board. Bonnie Franson, our Town Planner, and our architect consultant will also attend. We expect an overview of the changes that have already been made. The format will allow questions from the Board and there will be a Public Comment period after the presentation.
This is a very important decision for our town and I hope that you can find the time to come out on Monday night and learn more about what’s being considered. I know our Town Board, Planning Board, and Architectural Review Board have spent countless hours negotiating this agreement and they deserve our support.
Our NTRA Executive Committee is planning our Fall Membership and recruitment meeting. I expect an announcement to go out very soon. Enjoy the end of summer.

The Tuxedo Union Free School District
The district expects Related Companies to live up to its agreement as approvals of the Tuxedo Farms development are predicated on payments totaling $2.5 million, beginning with an initial payment of $1.25 million upon receipt of the first building permit. The district and the Board of Education are obviously eager to finalize this matter and we continue to work with Related as the success of Tuxedo Farms will bring students to our schools. Assuming student population increases, as predicted with the Tuxedo Farms housing rollout, the costs of educating and transporting our students out-of-district would quickly become crippling. That’s why maintaining the high school – and a K-12 district — is ultimately the fiscally responsible thing to do for taxpayers.
